Update Manager -132 Days Since Update ...Fresh Install

I just did a fresh install of Ultimate Edition 2.8 (Ubuntu 10.10 Spin) and the update manager has a strange message in the header and I keep getting the errors below.

Any Ideas ?

Open the "Software Sources" utility, choose ""Other Software", highlighted "XBMC Repository"

Click edit and changed the URL to "http://ppa.launchpad.net/team-xbmc/ubuntu" from the original setting which is "http://ppa.launchpad.net/team-xbmc/karmic-ppa/ubuntu".

hope this helps
