Unable to install CmapTools

I have downloaded the v5.05 version for Linux from the CmapTools website but when I try to open the saved file in my "downloads" folder I get this message:

Could not display "/home/mikemiranda/Downloads/...xCmapTools_v5.05_08-07-12.bin" The File is of an unknown type.

I read in another thread to make sure the file is executable, but I don't know what that means.

Thanks.

Here are the Release Notes for Cmap Tools. The notes may indicate what else you might need or at least help you to understand more about the application it's self.
