Linux app eating up memory according to System Monitor

I have a Linux 3rd party application that I need to use to manage my servers. According to the system monitor, this application is slowly eating away at my memory. If I run it over night it uses up 90% of my RAM. Eventually, it starts moving into swap memory.

When I kill the process, the memory is never recovered. I was told, once an application ends the memory is freed up, but the system monitor is not showing this.

Can someone explain?

I believe that memory usage on linux is always high because of the underutilization of resources is unproductive, so the system tries to make full use of the resources. If you think that it is taking up too much memory increase it's niceness. If you still have problems you'll have to be more specific than a 3rd party application and what its memory usage is. Is the application still resident after you kill it? Do you have some sort of baseline of memory usage without the application?
