vsftpd 1.1.3 - Permission Denied on upload

Hi folks,

I give up! I can't get my vsftpd to allow me to upload.
I am using ver. 1.1.3 in Redhat 9.0

I created a dir /var/ftp, I created a user ftp.
/var/ftp is owned by root with permissions 077

Under /var/ftp I have pub /var/ftp/pub
I set permission for pub to 777 (was not able to "ls" if did not have 777)
pub is owned by ftp.
I even have /var/ftp/pub/upload owned by ftp, which has permission 777
If I ls to ....pub/upload I still can't upload

In my /etc/vsftpd/vsftpd.conf file I have enabled:

write_enable, anonymous_enable, anon_mkdir_write_enable,
anon_upload_enable

listen_mode=NO I have xinetd startup vsftp

I can log in as ftp, I can ls, I can get, but when I do a put
from the remote client I get "Permission denied"

What boneheaded thing have I done wrong??

Thanks in advance for your help,

Dave
