Monitoring a Specific Port and Exporting to a log file

I am wanting to monitor how much activity is being used by specific ports... any suggestions on the best way to do that?

say if i want to monitor port 22, 23 and 80 and export that data (with detailed info if possible like local IP addresses!) is there a way of doing this?
