For some strange reason, when I would go into the 'login setup' and click on 'install new theme', and browse to where the tar.gz file was, it would not show up on my desktop!
So, I was concluding that my 'theme manager' was asking for a different kind of file.
But after opening a terminal and creating a directory in my file system, and moving the tar.gz file into it, I could then SEE it using the package manager!
So, I've got it! Thank you all very much!
